Improving Seaside Properties
The Redcar Town Deal Board has recently made some key decisions regarding the projects within the Town Deal programme. Following rising costs, predominantly through inflation, it was recognised that there was a budget shortfall.
In order to ensure the delivery and high standards of key aspects of the overall programme the Town Deal Board have had to consider, and choose, which elements of the works can proceed.
Unfortunately, this means that the planned painting of properties along parts of Newcomen Terrace will no longer proceed.
The savings made by removing the projects identified will support the best possible outcomes for the works on the High Street and the new Culture & Leisure Anchor Attraction.

Share I have just received a flyer from you (12.2.24) showing the painted seafront properties. This is the first I am aware of this horrendous work. I have been made aware of the work in the High Street, but not this. Have we been informed of it previously (ie.for people who don't use social online media) . Can you let me know when. Newcomen Terrace was once a superb Victorian Terrace which should have been protected years ago. Efforts by home owners to render and paint the brickwork shows that this never works with a salt laden north sea wind almost permanently blowing on them. Will the residents have a choice of colour and will the few remaining attractive properties who have not resorted to painting over brick have any choice. Thank you E. Elizabeth asked 9 months agoDear Ms. Jones,
Thank you for getting in touch.
The project forms part of the Redcar Town Investment Plan, which was developed through extensive public consultation, including a survey that was distributed to approximately 20,000 households.
In terms of recent publicity, we have provided updates about the projects through Redcar & Cleveland Borough Council’s resident magazine and Press Releases to the local media. We have also held several drop-in sessions at Rediscover Redcar, on West Terrace, for residents and businesses to provide feedback on the plans.
The most recent consultation took place on 26th October 2023, with another scheduled for Thursday 29th February 2024. We appreciate that not all residents are able to access social media and we will ensure further updates are continued to be made available via printed media.
Landlords of the affected properties have been consulted and have approved the overall colour palate and the colour for their individual properties. Only rendered properties will be fully painted in the vibrant colours. More limited improvements will be undertaken to properties where the original brick frontages remain visible.Best wishes,
Redcar Town Deal Project Team

S Elliott asked 11 months agoDear S Elliott,
Thank you for getting in touch.
The funding utilised to improve Newcomen Terrace properties is externally sourced, and is therefore not provided by Redcar and Cleveland Borough Council. This Levelling Up funding can only be used exclusively for schemes such as this, in order to improve the regeneration of Redcar, helping ensure residents, businesses and visitors feel welcome and happy here.
Landlords will receive no direct funding as a result of the Newcomen Terrace improvement scheme. The works will be delivered by a contractor who will report directly to the Redcar Town Deal Project Team.
Best wishes,

Chrustine axford asked 11 months agoDear Christine,
Thank you for getting in touch.
Landlords of Newcomen Terrace properties have not received any direct funding for this scheme. We are improving a series of properties along Newcomen Terrace to ensure a consistent and vibrant aesthetic, as opposed to only one or two properties appearing improved, while others remain unattractive and off-putting to visitors and residents.
We will not be providing any support for internal works on Newcomen Terrace (such as with damp). This is still the responsibility of landlords.
Best wishes,

Share What an absolutely ridiculous waste of money this decision is to paint private property and at such an expensive! When the bizarre choices of paint become faded and show the inevitable signs of age will another extortionate amount of money be found to paint someones private property or will they be left to look shoddy? M Boddy asked 11 months agoThank you for your comments. The future maintenance will be the responsibility of property owners, which is set out in the agreement that owners have signed. The background for the scheme can be found within the Town Investment Plan that can be downloaded from this website.

SusanL asked about 1 year agoDear Susan,
Thank you for your comments.
The status of the Redcar Beacon, or its location, is not within the Redcar Town Deal scope. There are no plans or funding to create a Sea Life Centre. Thank you.

Share Painting the building will improve the appearance of the properties in the short term. Apparently this will cost £300k. Eventually the paint will peel and the buildings will look worse than they are now. Homshaw asked over 1 year agoThank you for your question. The proposed product is an acrylic resin-based paint which has been used in similar coastal locations and has a lifespan of over 10 years. A 10 Year Product Warranty is available for this protective coating following inspection. Future maintenance will be the responsibility of the property owners. The responsibility of the individual owners and conditions of the scheme are set out in an agreement that property owners sign. The costs for the scheme also include render repairs and the replacement of rainwater goods to ensure the sustainability of the works.

Crissy Boylo asked over 1 year agoDear Crissy,
Thank you for your question. £300k is the amount of Town Deal funding that the Town Deal Board have set aside for the Improving Seaside Properties project. The actual cost of the works will be determined following a competitive tender exercise and further surveys on the buildings. A contractor will be appointed later in the summer following a procurement exercise. Future maintenance will be the responsibility of the property owners. The responsibility of the individual owners and conditions of the scheme are set out in an agreement that property owners sign.
